A plan before you pick a house.
Buyer advisory across San Antonio, the Hill Country, and the I-35 corridor — from first-time buyers in Schertz to executive relocations into Alamo Heights and acreage searches around Boerne.
Three phases, in order.
Most buyers open Zillow first and call an agent third. We invert that — goals and capital readiness in phase one, then targeted touring, then a clean contract.

Plan
We map sub-market fit (Stone Oak vs. Schertz vs. Cibolo reads very differently), monthly cost ceiling, and lender alignment before a single showing.

Tour
A curated short list pulled from active MLS, builder standing inventory, and the network channel — not whatever the algorithm served you at 11pm last night.

Contract
Offer construction, option-period strategy, inspection response, appraisal navigation, and a clean walk to the title company.

Get matched listings by email
Save a search and we'll send new and price-changed listings that fit your criteria, including pre-market and selected off-market.

Why not just call the listing agent on a home I like?
Because that agent is contractually working for the seller. Our role is the opposite — we negotiate price, terms, contingencies, and repairs on your behalf. In most Texas transactions buyer-side compensation is handled inside the deal structure, not added to your purchase price.
I've never owned a home. Will you actually take that call?
Yes. A meaningful share of our buyer work is first-time clients, PCS arrivals, and young dual-income professionals moving in from coastal markets. We meet you where you are and translate the process into something that doesn't feel like a maze.
When in the process should I reach out?
Before the lender call, ideally. The sub-market you pick determines property tax burden, HOA load, commute math, and resale exposure — those decisions shape the loan amount you should be qualified against, not the other way around.
Is the first conversation a sales pitch?
No. It's a 20-30 minute working call — complimentary — where we map goals, timeline, and budget. If we're not the right team for what you're trying to do, we'll tell you and point you somewhere better.
Schedule a Real Estate Strategy Call
A 20-30 minute call. We map your goals, sub-market, and timeline — and outline a clear next step. No pressure, no obligation.
