Capital and financing strategy
Capital & Financing

Capital alignment. Not rate brochures.

Residential, investor, DSCR, construction, land, and commercial — matched to the right lender for the deal in front of you. Educational only. We do not promise approval, rates, or terms; final underwriting belongs to a licensed lender.

The map

The right lender matters as much as the rate.

A great rate from the wrong lender for your deal kills more transactions than a slightly higher rate from the right one. We help you pick the lane before you start writing offers — VA-friendly versus FHA-savvy, DSCR-fluent versus conventional, bridge-capable versus pure perm.

Anything described here is educational framing only — final structure, pricing, approval, and eligibility are determined by a licensed lender against your specific scenario and the property in question.

Frequently Asked Questions

Do you guarantee an approval, a rate, or a closing?

No — and any real estate professional who does should make you nervous. Approval, structure, pricing, and terms are determined by a licensed lender after underwriting your specific scenario. We help align strategy and make introductions.

Why don't you publish hard-money or DSCR pricing?

Because the number on a website at 9am is the wrong number by 2pm. Hard-money and DSCR pricing moves with capital markets, lender appetite, and the specific risk profile of your deal. Publishing static numbers misleads more than it informs.

Will you make introductions to lenders?

Yes, when the introduction matches the deal. We receive no compensation for these introductions and we make no promises on what comes back. You stay in control of lender selection.

What about construction or development financing?

Educational framing on construction-to-perm, ground-up, and renovation capital — paired with introductions to the right lender for the deal profile. Institutional and capital-markets-scale capital is supported through EREG's institutional desk.
