Do I need a REALTOR® for new construction?
You don't have to use one, but having buyer-side guidance can help you compare incentives, credits, upgrades, and contract terms before you sign. The builder's sales rep represents the builder — not you.
Does the builder's sales rep represent me?
No. The builder's on-site sales rep is employed by and represents the builder. Their job is to close on the builder's behalf. A separate buyer-side REALTOR® works for you and can advocate on price, incentives, upgrades, and contract terms.
Can a REALTOR® help with builder incentives?
Sometimes, yes. While guarantees aren't appropriate, an experienced new-construction agent can walk you through current builder incentives, lender credits, lot premiums, and upgrade packages so you understand what may be available before you tour or sign.
What if I already visited a model home?
It depends on what was disclosed and whether you registered with the builder. Some builders require representation be in place at first visit. Reach out and tell us where you stand — we can often still help, but timing matters.
Does using a REALTOR® cost me more?
In most builder transactions, buyer-side broker compensation is offered as part of the deal. We confirm this in writing in advance for every transaction. Always review the buyer representation agreement so you understand the structure for your specific deal.
