How do small multifamily deals underwrite differently from SFR?

Income approach matters more, lender requires higher reserves, insurance is more expensive, and operations are more involved. Cap rate and cash-on-cash both factor in; conservative underwrites get tighter than single-family.

Where do small multifamily deals still pencil?

Older 1970s-1990s duplex and triplex stock in NE, SW, and inner-loop sub-markets. Rents have to be marked to market against actual comp rents — not pro forma — for the deal to underwrite cleanly.
